Office vacancy rates in February – Miki Shoji

According to Miki Shoji’s Tokyo Office Report, the average office vacancy rate in Tokyo’s central five wards (Chiyoda, Chuo, Minato, Shinjuku and Shibuya) in February was 8.57% – up 0.01 points from the previous month but 0.58 points lower than February 2012.

Three new office buildings were completed in February, but due to their relatively high occupancy rates the new supply had only a minor effect on the total vacancy rate.

The average vacancy rate of brand new office buildings was 23.98%, down 0.23 points from January and down 8.50 points from one year prior.

  • Chiyoda:ku: 6.66% (down 1.99 points from February 2012)
  • Chuo-ku: 8.01% (down 0.38 points)
  • Minato-ku: 10.55% (up 0.52 points)
  • Shinjuku-ku: 10.60% (up 0.84 points)
  • Shibuya-ku: 6.60% (down 2.34 points)

Nationwide vacancy rates:

  • Tokyo: 8.57%
  • Osaka: 10.48% (down 0.22 points from February 2012)
  • Nagoya: 10.99% (down 0.51 points)
  • Sapporo: 9.22% (down 1.62 points)
  • Sendai: 13.53% (down 1.61 points)
  • Yokohama: 9.89% (down 1.66 points)
  • Fukuoka: 12.13% (down 0.89 points)

Average Office Rent:

The average monthly office rent in February 2013 was 16,547 Yen per Tsubo, down 1.77% from February 2012. Note: 1 Tsubo = approximately 3.3 sqm or 35 sqft.

The average rent for a new building was 25,500 Yen/Tsubo, up 13.44% from one year prior and up 4.55% from last month.

  • Chiyoda-ku: 17,831 Yen/Tsubo (down 298 Yen from February 2012)
  • Chuo-ku: 15,748 Yen/Tsubo (down 378 Yen)
  • Minato-ku: 17,134 Yen/Tsubo (down 464 Yen)
  • Shinjuku-ku: 14,015 Yen (down 260 Yen)
  • Shibuya-ku: 16,904 Yen (down 520 Yen)

Nationwide monthly office rent:

  • Tokyo: 16,547 Yen/Tsubo (down 299 Yen from February 2012)
  • Osaka: 11,315 Yen/Tsubo (down 141 Yen)
  • Nagoya: 10,854 Yen/Tsubo (down 219 Yen)
  • Sapporo: 8,253 Yen/Tsubo (down 57 Yen)
  • Sendai: 9,112 Yen/Tsubo (down 20 Yen)
