Secondhand apartment prices in October – Tokyo Kantei

According to Tokyo Kantei, the average asking price of a 70 sqm (753 sqft) second-hand apartment in Tokyo’s 23 wards was 40,660,000 Yen in October, up 0.6% from the previous month and up 3.3% from last year. This is the seventh month in a row where prices have seen a month-on-month increase.

In Tokyo’s central 6 wards (Chiyoda, Chuo, Minato, Shinjuku, Bunkyo and Shibuya), the average asking price was 54,580,000 Yen, up 1.0% from the previous month and up 7.0% from last year. The average apartment age was 21.0 years.

In Osaka’s central 6 wards (Fukushima, Nishi, Tennoji, Naniwa, Kita and Chuo), the average asking price was 28,690,000 Yen, down 0.4% from the previous month but up 7.8% from last year.

  • Greater Tokyo: 28,210,000 Yen (+1.1% from the previous month; +0.2% from October 2012)
    • Tokyo City: 37,160,000 Yen (+0.6%; +2.2%)
    • Kanagawa Prefecture: 24,220,000 Yen (+0.7%; +0.4%)

    • Chiba Prefecture: 17,870,000 Yen (+0.3%; -1.4%)
  • Kinki Region: 18,170,000 Yen (+0.2%; +2.3%)
    • Osaka: 18,800,000 Yen (+0.1%; +3.7%)
    • Hyogo Prefecture: 17,740,000 Yen (0.0%; +0.1%)
  • Chubu Region: 14,700,000 Yen (-0.5%; +0.2%)
    • Aichi Prefecture: 15,220,000 Yen (-1.1%; +2.6%)

About the data:

Tokyo central 6 wards = Chiyoda, Chuo, Minato, Shinjuku, Bunkyo, Shibuya.
Jyonan, Jyosai 6 wards = Shinagawa, Meguro, Ota, Setagaya, Nakano, Suginami.
Jyohoku, Jyoto 11 wards = All other wards in Tokyo.
Osaka central 6 wards = Fukushima, Nishi, Tennoji, Naniwa, Kita, Chuo.
Nagoya central 3 wards = Naka, Higashi, Chikusa.

Data is collected from the asking prices of family-type secondhand apartments listed on Tokyo Kantei’s database. For a standard comparison, the average price per square meter is used to calculate the price for a 70 sqm apartment. Apartments below 30 sqm are not included, neither are offices or retail spaces.

Actual selling prices are typically lower than asking prices, so actual sales figures may be lower.
