Second-hand apartment sales in January – REINS

According to REINS, 2,688 secondhand apartments were sold across greater Tokyo in January, down 7.3% from the previous month but up 6.8% from January 2013. This is the 17th month in a row to see a year-on-year increase in sales.  

The average sale price was 26,730,000 Yen, up 4.4% from December and up 1.2% from last year. The average price per square meter was 415,300 Yen, up 2.6% from December and up 4.5% from last year. The average apartment age was 19.38 years.

The average price in central Tokyo’s 3 wards (Chiyoda, Chuo and Minato) was 48,700,000 Yen, up 9.2% from December and up 5.0% from last year. The average price per square meter was 872,800 Yen, up 4.5% from December and up 16.9% from last year. The average apartment age was 16.03 years and the average size was 55.80 sqm.

Tokyo Metropolitan area:

  • No. of sales in January: 1,315 (-7.5% from December; +6.4% from last year)
  • Average sale price: 32,780,000 Yen (+5.3%; +4.3%)
  • Average price per sqm: 545,100 Yen (+1.7%; +8.0%)
  • Average size: 60.14 sqm (+3.6%; -3.4%)
  • Average building age: 18.38 years (-0.89 yrs; +0.40 yrs)

Central Tokyo’s 3 wards (Chiyoda, Chuo, Minato):

  • No. of sales in January: 162 (-5.2% from December; +15.7% from last year)
  • Average sale price: 48,700,000 Yen (+9.2%; +5.0%)
  • Average price per sqm: 872,800 Yen (+4.5%; +16.9%)
  • Average size: 55.80 sqm (+4.5%; -10.2%)
  • Average building age: 16.03 years (-1.42 yrs; +0.06 yrs)

SECONDHAND HOME SALES

887 secondhand homes were sold across greater Tokyo in January, down 5.1% from the previous month but up 2.4% from last year. The average sale price was 28,850,000 Yen, up 1.3% from December and up 0.5% from last year. The average house size was 103.84 sqm and the average land size was 147.29 sqm. The average building age was 19.84 years.

In the Tokyo metropolitan area, 269 houses were sold, down 7.2% from December, but up 20.1% from last year. The average sale price was 38,530,000 Yen, down 3.3% from December and down 7.1% from last year. Th average house size was 99.42 sqm and the average land size was 112.92 sqm. The average building age was 18.63 years.

In Tokyo’s popular residential areas of Shinagawa, Ota, Meguro and Setagaya, the average sale price was 61,440,000 Yen, down 5.5% from the previous month but up 6.8% from last year. The average house size was 116.03 sqm and the average land size was 107.09 sqm. The average building age was 18.08 years.

BRAND-NEW HOME SALES

373 brand-new homes were sold across greater Tokyo, up 5.4% from the previous month but down 9.3% from last year. The average sale price was 34,910,000 Yen, up 3.6% from the previous month and up 3.8% from last year. The average house size was 97.47 sqm and the average land size was 113.18 sqm.

74 new homes were sold in the Tokyo metropolitan area, up 12.1% from the previous month but down 38.3% from last year. The average sale price was 42,000,000 Yen, up 2.3% from the previous month and up 4.2% from last year. The average house size was 93.65 sqm and the average land size was 89.10 sqm.

LAND

312 blocks of land (between 100 ~ 200 sqm) were sold in greater Tokyo, down 16.1% from the previous month and down 4.0% from last year. The average sale price was 191,800 Yen/sqm, down 8.3% from the previous month and down 7.0% from last year.

In the Tokyo metropolitan area, 79 blocks of land were sold, down 37.8% from the previous month and down 19.4% from last year. The average sale price was 357,300 Yen/sqm, up 4.1% from the previous month and up 6.1% from last year.
