New apartment supply drops for 4th month in a row

According to the Real Estate Economic Institute, 2,693 brand new apartments were released for sale in greater Tokyo in March, up 20.4% from the previous month but down 39.6% from last year. This is below the Institute’s previous estimate of 4,500 units, and is the 4th month in a row to see a drop in supply from 12 months prior. It is also the first time since 2009 that the annual supply for the month of March dropped below 3,000 units.

1,820 apartments were sold, resulting in a contract rate of 67.6%, down 5.3 points from the previous month and down 12.0 points from last year.

317 apartments in high-rise buildings (over 20-storeys) were offered for sale. The contract rate was 64.4%, down 14.6 points from last year.

The average price of a new apartment across greater Tokyo was 56,380,000 Yen, down 2.3% from the previous month but up 8.7% from last year. The average price per square meter was 802,000 Yen, down 4.0% from the previous month but up 9.0% from last year.

The total stock of unsold apartments decreased by 80 units from the previous month to 6,039 units.

The following buildings saw same-day sellouts in March:

  • Brillia Takanawa The Court, Minato-ku: 5 units sold; average price of 197,800,000 Yen.
  • Lefond libre Otsuka Arena, Toshima-ku: 24 units sold; average price of 56,140,000 Yen.
  • Lefond libre Otsuka Terrace, Toshima-ku: 13 units sold; average price of 44,310,000 Yen.
  • Atlas Nippori West Residence, Arakawa-ku: 35 units sold; average price of 55,660,000 Yen.

*Same-day sellouts occur when all of the apartments released for sale in a particular sales campaign receive purchase applications. As many developers release apartments for sale in stages, it does not necessarily mean that all apartments in the building have sold.

Tokyo Metropolitan Area Sales

1,236 new apartments were released for sale in Tokyo’s 23 wards, up 4.1% from the previous month but down 36.5% from last year. 813 apartments were sold, resulting in a contract rate of 65.8%.

The average new apartment price was 68,340,000 Yen, up 9.4% from the previous month and up 13.7% from last year. The average price per square meter was 1,014,000 Yen, up 8.0% from the previous month and up 11.8% from last year.

  • Kanagawa Prefecture: 52,670,000 Yen (+8.5%)
  • Saitama Prefecture: 43,810,000 Yen (+3.0%)
  • Chiba Prefecture: 37,520,000 Yen (-19.5%)

Average sale price per square meter:

  • Tokyo’s 23 wards: 1,014,000 Yen (+11.8% from Mar. 2015)
  • Western Tokyo: 631,000 Yen (+4.8%)
  • Kanagawa Prefecture: 747,000 Yen (+12.8%)
  • Saitama Prefecture: 606,000 Yen (+3.8%)
  • Chiba Prefecture: 505,000 Yen (-19.3%)

The Institute is expecting 2,500 new apartments to be released for sale in April (Apr. 2015 = 2,286 units; Apr. 2014 = 2,473 units; Apr. 2013 = 4,093 units; Apr. 2012 = 4,211 units).

Annual sales in 2015 (Apr. 2015 ~ Mar. 2016)

A total of 38,139 new apartments were released for sale in the 2015 year, down 14.4% from 2014, and the first time since 2009 that annual supply had fallen below 40,000 units. The average price was 56,170,000 Yen, up 10.4% from 2014. The average price per square meter was 793,000 Yen, up 10.6% from 2014. This is the 4th year in a row to see an increase in prices.

The average contract rate was 72.7%, down 1.9 points from 2014, but the 7th year in a row to maintain contract rates in the 70% range.

The largest annual supply recorded was in 2000 when 95,479 new apartments were released for sale in greater Tokyo.
