Kioi Residence, the rental-only apartment building in the recently completed Tokyo Garden Terrace Kioicho complex, is proving popular with tenants with 80% of the apartments already under application. Despite facing north, the most popular apartments have been the ones overlooking the historic former residence of Prince Yi Un, which will be used for weddings and functions.
The 21-storey building was only completed last month. The 135 apartments range in size from 55 ~ 227 sqm (590 ~ 2,440 sq.ft), and rents range from 350,000 ~ 2,400,000 Yen (3,300 ~ 22,500 USD) per month. There are thirteen different variations of the 1 ~ 4-Bedroom apartments on offer. Residences include wood-deck balconies, fridges, dishwashers, separate Miele washers and dryers, ceiling-mounted air-conditioning, floor heating, and 1Gbps free internet. Ceilings heights are a maximum of 2.8 meters, and as high as 3 meters for apartments on higher floors, which is higher than the standard 2.4 meters found in normal apartments.
Residents can enjoy bilingual concierge service, porter, gym, conference room, resident lounge and two private function spaces.
The mixed-use project was developed by Seibu Properties on the site of the former Grand Prince Hotel Akasaka. The office tower, Kioi Tower, includes tenants such as Yahoo (occupying 20 floors) and MetLife. Floors 30 ~ 36 of the office tower will be The Prince Gallery Tokyo Kioicho Hotel. The 250-room hotel is scheduled to open in July.
The site includes the historic former Tokyo residence of Korea’s Crown Prince Yi Un. The 2,500 sqm residence was built in 1930 on 30,000 sqm of gardens in this location. Facing high property taxes imposed on wealthy landowners following WWII, the property was sold off to the Seibu Railway Company and converted into a 51-room hotel. The 86-year old building has been carefully restored and will re-open in July with restaurants, wedding facilities, a bar and cafe.
