Tokyo apartment re-sale rankings by station in 2016

Tokyo Kantei released their 2016 report on price-to-book ratios (PBR) for apartments in greater Tokyo. The PBR represents the change in value of an apartment since it was brand new. The data is arranged by train station.

Roppongi Itchome Station: PBR 1.56

Roppongi Itchome Station was in top position in greater Tokyo, with a PBR of 1.56. The average price of an apartment when brand new was 101,550,000 Yen, while the average resale price was 158,850,000 Yen.

The station is serviced by the Namboku subway line. The immediate area includes Izumi Garden Tower, Ark Hills, Ark Hills Sengokuyama Tower, ANA InterContinental Hotel, and the recently completed Roppongi Grand Tower.

In the past few years, a number of condominiums have been built near this station, including:

  • Ark Hills Sengokuyama Residence: 2,300,000 ~ 2,400,000 Yen/sqm
  • Park Court Roppongi Hilltop: 2,100,000 ~ 2,700,000 Yen/sqm
  • The Roppongi Tokyo: 2,000,000 ~ 2,650,000 Yen/sqm
  • Park Court Akasaka Sakurazaka: 2,500,000 ~ 3,150,000 Yen/sqm
  • Saion Sakurazaka: 1,700,000 ~ 2,100,000 Yen/sqm
  • Homat Royal: 2,000,000 Yen/sqm+
  • Roppongi Grand Tower Residence: 3,000,000 Yen/sqm

Gaienmae Station: PBR 1.23

Gaienmae Station is close to the Olympic Stadium site and 800 meters from Omotesando. It is located along the Ginza subway line. The surrounding area includes the Jingumae and Minami Aoyama neighbourhoods. These are both historically very wealthy neighbourhoods and are very highly in demand by residential buyers. Supply, however, is very limited due to a small number of development sites and building height restrictions.

The station was ranked 3rd across greater Tokyo with a PBR of 1.23.

Nearby condominiums include:

  • The Jingumae Residence: 1,600,000 ~ 1,800,000 Yen/sqm
  • Aoyama The Tower: 1,400,000 ~ 2,250,000 Yen/sqm
