Tokyo apartment sale prices increase for 69th month

According to REINS, 3,317 second-hand apartments were reported to have sold across Greater Tokyo in June, up 19.1% from the previous month but down 0.5% from last year. The average sale price was 33,200,000 Yen, up 0.5% from the previous month and up 5.0% from last year. The average price per square meter was 519,000 Yen, up 1.6% from the previous month and up 4.6% from last year. This is the 66th month in a row to record a year-on-year increase in sale prices.

1,667 apartments were sold in the Tokyo metropolitan area, up 19.1% from the previous month but down 4.7% from last year. The average sale price was 41,260,000 Yen, down 0.3% from the previous month but up 6.8% from last year. The average price per square meter was 690,000 Yen, up 0.9% from the previous month and up 6.1% from last year. This is the 69th month in a row to see a year-on-year increase in sale prices.

CENTRAL TOKYO’S 3 WARDS

In central Tokyo’s 3 wards of Chiyoda, Chuo and Minato, the average sale price was 59,700,000 Yen, down 8.6% from the previous month but up 7.0% from last year. The average price per square meter was 1,103,800 Yen, down 5.2% from the previous month but up 9.8% from last year.

225 apartments were reported to have sold during the month, up 33.9% from the previous month but down 1.7% from last year. Remaining inventory was at 15.5 months in June, down from 20.3 months seen in May.

FIRST HALF OF 2018

In the first half of 2018, there were 1,064 reported sales of apartments priced over 70,000,000 Yen in the Tokyo metropolitan area, up 19.0% from the first half of 2017 and up 247% from 2008.
