Park City Osaki The Residence is part of the 3.6 hectare Kita Shinagawa 5 Chome Area 1 Redevelopment Project. This is a joint-venture development between Mitsui, Nippon Tochi Tatemono, Taisei, Daiwa House and Nippon Steel Kowa Real Estate. At the time it was one of the largest redevelopment projects currently underway within the Yamanote Loop Line.
Recent redevelopment in the area has led to an increase in land prices. According to the MLIT, the standard land price (kijun-chika) at a survey point in Kita Shinagawa increased by 6.3% in the 12 months to September 2013.
