Forest Terrace Toriizaka is an 8-storey condominium developed by Mori Building and aimed at the upper end of the luxury market. It is located in the Roppongi 5 Chome neighbourhood which was historically home to a small number of large and grand estates.

Services include a bilingual concierge, porter/doorman and 24hr security. Common facilities include a resident lounge, meeting room and library.

Apartments are generously sized and larger units come with a family bathroom and additional ensuite in the master bedroom (a rarity in most developments in Japan). Floor heating is in the living/dining rooms and kitchens only.

The building was completed in September 2015 and sales began in November 2015. Construction of this building first began sometime prior to 2009 and stalled halfway before commencing again.

The building was originally scheduled for completion in January 2015 with apartments ready for delivery by February 2015, but completion was delayed until March and delivery delayed until May. When sales began in April 2015, apartments were priced from 69.9 ~ 100 million Yen, with an average price of around 1,350,000 Yen/sqm.

The developer is not a real estate company, but is a film production company who are the original landholders. The company is related to the late director .

Harbour Terrace Shinagawa is located alongside a canal on a man-made island approximately 1 kilometre from Shinagawa Station. With an average price of approximately 920,000 Yen/sqm when new, it was priced at around 22% higher than neighbouring high-rise apartment buildings (built 2005 ~ 2006).

The building is in a quasi-industrial zone and the surrounding area has a mixture of apartments, public housing, warehouses, logistics facilities and recycling plants. In a quasi-industrial zone, almost all types of factories are permitted except for those that are considered to considerably worsen the environment.

The building was completed in January 2015, and apartments were ready for delivery in March 2015. By early 2016, several new apartments remained unsold.

Park City Osaki The Residence is part of the 3.6 hectare Kita Shinagawa 5 Chome Area 1 Redevelopment Project. This is a joint-venture development between Mitsui, Nippon Tochi Tatemono, Taisei, Daiwa House and Nippon Steel Kowa Real Estate. At the time it was one of the largest redevelopment projects currently underway within the Yamanote Loop Line.

Recent redevelopment in the area has led to an increase in land prices. According to the MLIT, the standard land price (kijun-chika) at a survey point in Kita Shinagawa increased by 6.3% in the 12 months to September 2013. This was the highest increase seen in residential land prices in Tokyo for the year.
