Sumitomo to redevelop former Floracion Hotel in Omotesando

Sumitomo Realty & Development has acquired the former Hotel Floracion Aoyama in Omotesando and plans to redevelop the site, although details on the future project have yet to be announced. Demolition of the 3 ~ 6 storey building is expected to take place between March and August.

The 5,700 sqm site is a 5 minute walk from Omotesando Station. A freehold land parcel of this size and this close to Omotesando Station is incredibly rare.

Construction starts on Omotesando public housing redevelopment

Construction on the Kita Aoyama 3 Chome District Project began on March 1. This is the redevelopment of the former Aoyama Kitamachi Apaato public housing complex located just behind Omotesando Station.

The redevelopment is being carried out under a joint venture between Tokyo Tatemono, Mitsui Fudosan, Mitsui Fudosan Residential and Kajima Corporation. The exterior has been designed by Kengo Kuma and Associates – the same architect as the nearby Olympic Stadium which is currently under construction.

The Parkhouse Gran Minamiaoyama is one of the latest luxury condominiums from Mitsubishi Jisho Residence’s ‘The Parkhouse Gran’ series of condominiums. It is located right in the heart of Omotesando and is 200 meters from the Prada Boutique.

Features include doorman, concierge and taxi hire.

Of the 101 apartments, only 20 were made available for sale, with 81 going to landholders and participants of the project. Given the very prestigious and exclusive location, and the extremely limited supply of apartments, interest in this project was extremely high and all apartments sold out on the first day of sales. There were an average of 9.6 purchase applications made on each apartment, with the most popular apartment receiving 63 applications. The largest apartment in the building was priced at around 3,500,000 Yen/sqm.

The building was completed in August 2016 and apartments were delivered to buyers from late November 2016.

This is a 3-Bedroom apartment on the 3rd floor. It is north-east facing and includes a master bedroom with walk-in closet, a bathroom with double-basin vanity, and ceiling-mounted air conditioners in each room.

The 10-storey Seihou Building was built in 1967 and has a total floor area of 6,075 sqm (65,000 sq ft). It is jointly owned by a subsidiary of Mizuho Bank and the Urban Renaissance Agency.

The new building will have a total floor area or 16,000 sqm (172,000 sq ft), more than 2.5 times the size of the older building.

New condo for south Omotesando district

Sanyo Homes is developing a luxury low-rise condominium located 550 meters south of Omotesando Station and 160 meters from Kotto-dori ‘Antique’ Street. The property’s address is Shibuya, although it is directly across the street from the Minami Aoyama 5 Chome address.

The new building will replace the 5-storey former Garden Square Minami Aoyama rental-only apartment building (pictured above) which was built in 1989. Many of the low-rise apartment buildings along this street are rental-only and not available for purchase. The average age of a building along this street is 31 years.

In 2012 the developer, Sanyo Homes, completed another Sanmaison-branded apartment called The Sanmaison Jingumae 4 Chome Eldo less than 100 meters away from this current project site.
