Japan apartment rent July 2015

According to Tokyo Kantei, the average monthly rent of a condominium in greater Tokyo was 2,590 Yen/sqm in July, down 1.0% from the previous month but up 1.3% from last year. Transactions in the Tokyo metropolitan area represented a smaller share of the total, which resulted in a decline in the monthly average. This is the first time in six months that the average has dropped below 2,600 Yen/sqm.  The average apartment size was 59.75 sqm and the average building age was 19.4 years.

In the Tokyo metropolitan area, the average rent was 3,145 Yen/sqm, up 1.1% from the previous month and up 3.1% from last year. The average apartment size was 56.70 sqm and the average building age was 17.7 years.

January 2015 rental data – Tokyo Kantei

According to Tokyo Kantei, the average monthly rent of a condominium apartment in greater Tokyo was 2,545 Yen/sqm in January, down 0.7% from the previous month and down 1.1% from last year. The average apartment size was 60.03 sqm and the average building age was 19.7 years.

In Tokyo’s 23-ku, the average monthly rent was 3,180 Yen/sqm, down 0.5% from the previous month but up 1.1% from last year. This is the 3rd month in a row to see a month-on-month decline.  The average apartment size was 56.58 sqm and the average building age was 18.0 years.

November rental data – Tokyo Kantei

According to Tokyo Kantei, the average monthly rent of a condominium apartment in greater Tokyo was 2,552 Yen/sqm, in November, up 0.8% from the previous month and up 3.4% from last year. The average apartment size was 58.87 sqm (633 sqft) and the average building age was 19.0 years.

In Tokyo’s 23-ku, the average monthly rent was 3,111 Yen/sqm, up 1.0% from the previous month and up 4.2% from last year. This is the highest it has been since February 2011. The average apartment size was 55.70 sqm (599 sqft) and the average building age was 17.6 years.

September rental data – Tokyo Kantei

According to Tokyo Kantei, the average monthly rent of a condominium apartment in greater Tokyo was 2,545 Yen/sqm in September, down 0.2% from the previous month but up 2.7% from last year. The average apartment size was 59.31 sqm (638 sqft) and the average apartment age was 18.8 years.

In Tokyo’s 23-ku, the average monthly rent was 3,095 Yen/sqm, down 1 Yen from August but up 3.0% from last year. The average apartment size was 56.20 sqm and the average age was 17.6 years.

Rents up across Japan

According to Tokyo Kantei, the average rent for a condominium apartment (one with a private landlord, rather than a rental-only building) increased in Japan’s three major regions in December.

The average monthly rent in greater Tokyo (Tokyo, Kanagawa, Saitama and Chiba) in December increased by 3.0% from the previous month to 2,540 Yen/sqm, although it remains 1.1% lower than December 2011.

Tas Corp’s rental market data for August

TAS Corp, the company behind the “Tas-Map” real estate valuation site, released their latest data on the rental market for both the greater Tokyo and Kansai area for August 2012.

The data includes a vacancy rate index, average time an apartment is advertised before a tenant is found, average rate of lease renewals, rate of mid-way cancellations and a rent index.

This month’s report on the greater Tokyo area focused on the aging population in Saitama and the consequences this will have for landlords in the future.

Apartment rent falls again in November

According to Tokyo Kantei, the average apartment rent in Japan’s three largest cities fell again in November.

In greater Tokyo, the average monthly rent fell 0.7% from the previous month to 2533 Yen/sqm. This is the fourth month of continual decline. In Tokyo City, rent fell by 0.6% to 2924 Yen/sqm.  Kanagawa Prefecture saw the average monthly rent rise by 1.1% to 2044 Yen/sqm.
