Case is a low-rise contemporary apartment building in the upscale Kamiyamacho neighbourhood in Shibuya-ku. It was developed by Mori Building (the same developer as Roppongi Hills and Toranomon Hills) and designed by Pritzker Prize-winning architectural firm SANAA (Sejima and Nishizawa and Associates).

The building is located along the same street as the New Zealand Embassy and the residence of former Prime Minister Taro Aso. It is an 11 minute walk to the Tokyu Honten Department Store and a 16 minute walk from the Shibuya Crossing.

This is a 2-Bedroom maisonette-style apartment. It includes a garden, flat outdoor carpark and an open kitchen. There is a bedroom on the ground floor and a second bedroom on the basement floor.

The Parkhouse Uehara is a low-rise apartment building developed by Mitsubishi Jisho Residence. It is approximately 150 meters north of the Tokyo University Komaba Campus and 2km west of the Shibuya Crossing.

The building was completed in October 2014, with apartments delivered to buyers from mid-December 2014.

When new, apartments were priced from 84 ~ 162 million Yen, with an average price of around 1,300,000 Yen/sqm.

Why we like it:

  • Building fees are relatively low.
  • Practical layout.
  • Great views towards the Shibuya Station area which is undergoing a massive redevelopment.
  • A 10 minute walk to the trendy and cool Omotesando Avenue and a 5 minute walk to Harajuku’s .
  • Low rental competition. As of September 8, 2014, there were only 4 apartments advertised for rent in this building (2 x 1-Bedrooms and 2 x 2-Bedrooms).

When sales first began in 2001, apartments had an average price of approximately 1,460,000 Yen/sqm. During the mini-bubble in 2007~2008, apartments were selling on the re-sale market for around 2,000,000 Yen/sqm. An identical apartment to this one on the 10th floor sold in July 2007 for 235,000,000 Yen (2,187,000 Yen/sqm).
