This 2-bedroom apartment in Mita Tsunamachi Park Mansion is up for public auction. The building was developed by Mitsui and was Japan’s first high-rise apartment development. The 15th floor corner unit overlooks the greenery of the Mitsui Tsunamachi Club grounds and also has views of Tokyo Tower. Because of its views, it was valued at 5% higher than apartments facing other directions. Carparking and a storeroom is included.

Garden Grass Minamiazabu was originally called Masuda Homes and was a small block of rental apartments built for the expatriate market.  The 22-year old building was purchased by Atrium who completely renovated the building and then listed the individual apartments for sale. Since the bottom has fallen out of the expat rental market and vacancy rate for the luxury property market increase, these type of whole building renovation and sales are becoming more frequent as the rental apartments are longer providing profitable returns to the owners.

Kawaguchi Apartments (1964)

This apartment building was built in 1964 by Japanese novelist, playwright and movie producer, Matsutaro Kawaguchi, and one of his quotes is displayed in the building lobby. It was considered one of the most luxurious apartment buildings in Japan for its time and was featured in GQ Japan magazine in 2001 in an article on desirable places to live. In its early years, the residents included many prominent people from the theater and literary world. It is located in the Kasuga 2 Chome area in Bunkyo-ku which was originally a very high-class residential neighborhood.

Tokyo-based property company, Landmarks Co., Ltd, have redeveloped a former love hotel in Sumida-ku into a rental apartment building. The studio apartments now have mini kitchens, bathrooms and, with the help of several designers, are finished in various modern and eclectic styles. The rooftop terrace was converted into a BBQ deck for residents (a rare thing to have in Tokyo apartments). The apartments have high-speed internet access, air-conditioning and there is also a washer/dryer room.

NEW APARTMENT SUPPLY DOWN:

Brand new apartments listed for sale in the Tokyo area in July fell 1.3% compared to a year earlier to 4073 units. This is the second month of decline. This is due in part to apartment showrooms opening for shorter hours to conserve power, less activity by developers and a general constraint in supply as material shortages and restrained buying cause developers to delay sales activity.

Nomura announces new “Ohana” apartments

Nomura Real Estate has announced plans to develop a new brand of low-cost condominium apartments under the new “Ohana” brand. While Nomura’s most well-known “Proud” series of apartment buildings are typically priced from 50 ~ 60 million Yen per apartment, the “Ohana” apartments will be priced between 20 ~ 30 million Yen (255 ~ 385,000 USD) each. They hope to sell over 1000 apartments per year with an annual sales target of 30 billion Yen.
