Toranomon Area Property Guide – 2017

Toranomon is possibly the most exciting area in Tokyo at the moment for real estate development and activity. A lot of offshore buyers are still unfamiliar with the Toranomon area, despite it being right next door to Roppongi, but we are expecting this to change in the next 5 or so years as major projects are completed.

Over the past 10 years the resident population has increased by 48%. The average household size in 2017 is 1.8 persons, up from 1.68 in 2007. New residential developments will see the population rise further in the coming years as more people can move to the neighborhood.

65-story building with 1,000 sqm penthouse apartment planned for Toranomon

Long-awaited plans for the Toranomon-Azabudai District in central Tokyo have finally been released. The development, which will be carried out by Mori Building, will include a 65-story mixed-use building that will contain mostly office space, as well as apartments and an international school. Construction is scheduled to start in 2018 with a completion date in 2022.

The 330 meter tall building will be Japan’s tallest building when complete in 2022 and just 2 meters shorter than Tokyo Tower, although it is expected to be overtaken by a 390 meter tall office tower planned for the Otemachi district near Tokyo Station.

The building will have a total floor area of 449,000 square meters (approx. 4.8 million sq ft). In addition to the office space, there will be 80 apartments on the 56th ~ 65th floors of the building. The smallest apartment will be a generously sized two bedroom apartment with a floor area of 125 square meters (1,345 sq ft), while the largest apartment will have a floor area of over 1,000 square meters (10,760 sq ft). This apartment could possibly be the largest apartment ever offered in Japan.

Toranomon Hills 2-Bedroom Apartment For Sale

Toranomon Hills Residence for Sale

It doesn’t get any better than this. We are excited to announce that a 2-Bedroom apartment in Toranomon Hills Residence, one of Tokyo’s most desirable and luxurious apartment buildings, has just become available for sale.

Toranomon Hills is a 247m tall, 52-storey tower containing office space on floors 6 ~ 35, condominium and rental apartments on floors 37 ~ 46 and the 5-star Andaz Hotel on floors 47 ~ 52. It is the second tallest mixed-use building in Tokyo, coming in at just 1 meter shorter than Tokyo Midtown.

Of the 172 apartments on the residential floors, only 70 were made available for sale with the remainder being kept by Mori as rental apartments. The 70 apartments were never publicly advertised for sale, and were instead offered by invitation to selected existing clients of Mori Building. All new apartments had sold out by the building’s completion in May 2014.

This 2-Bedroom apartment on the 45th floor is, to our knowledge, the very first apartment offered for re-sale in the building. It includes a wide balcony with wood decking, an open-plan kitchen, floor-heating in the living/dining room, and a master bedroom with walk-in closet. The apartment has not been lived in but is being sold fully-furnished and ready to move into. The interior finish has been upgraded by Kagami Reform. Furnishings include Armani and Cassina furniture, light fixtures and appliances. The apartment is north-east facing and has views towards the Toranomon, Roppongi and Akasaka areas, and Mt. Fuji on a clear day.

District A (Toranomon 1-17~20), which is a 1.5 hectare site directly across the street on the northern side of Toranomon Hills, currently contains several smaller buildings including the Toranomon 10 Mori Building (1966) and the Nishimatsu Building (1962). Current plans are for a 36-storey, 185m tall office building with a total floor area of 175,000 sqm. Development approval is expected to be announced in June 2015. If approved, construction will start in February 2017 with completion expected by December 2019.
